What are the steps to signing up for your MLS Assist Service?

The steps are very simple, its as easy as 1, 2, 3!

  1. First, you would complete the Enter Your Listing page on our website.
  2. A copy of your submission and your listing agreement will be emailed to you immediately, simply print, sign & fax back the listing agreement to us.
  3. Then complete your online payment via Google Checkout or PayPal.

After those 3 steps are complete, we will enter your listing within 24 hours. You can also email photos to us or submit them via our photo upload page on our website.

How do I load photos for my listing?

You can submit photos for your listing on both MLS and Realtor.com. Photos can be submitted online via our Photo Upload Page or you can email photos to us at photos@ycre.net.

How long will my listing be valid?

The initial listing agreement is for 12 months, however, we will renew the listing for FREE and allow you to keep it listed on MLS & Realtor.com until it sells. There is NO LIMIT to how long you advertise your property.

How do I make changes to my listing?

You may make changes to your listing at any time via our Edit Your Listing page or you can email your changes to us at MLS_Update@ycre.net. Please check your listing agreement for more information about making changes to the listing.

What types of property can I advertise with MLS Assist?

Our MLS Assist service allows you to list all types of real estate. This includes, but is not limited to; homes for sale, homes for rent, commercial for sale, commercial for lease, condos for sale, condos for rent, mobile homes, investment property, vacant land and any other type of real estate.

What is the "MLS"?

The MLS (Multiple Listing Service) is an extensive database of property listed by REALTORS ©. When a potential buyer contacts an agent to shop for a home, the agent will search the MLS for properties meeting their criteria. By listing your home in the MLS - agents will show your property because a 'co-op' (commission) will be paid to them at closing. To gain the greatest exposure you need to be in the MLS.

What is a 'Co-Op'?

A 'co-op' is short for cooperating commission, specifically, cooperation with buyers agents. This cooperation, in turn, means compensation or commission to the REALTOR ©. A typical 'co-op' is 3% of the sale price. REALTORS © are motivated to bring buyers to your home by this 'co-op'. It is our recommendation that you publish your 'co-op' offering on all flyers or advertisements.

Who handles the negotiation with the flat fee service?

Whether you find the buyer yourself or if there is a buyer's agent involved in the transaction. You can choose to represent yourself and negotiate the offer directly with the buyer or buyer's agent. Or for an additional 1% paid at closing (up to $2500), we will represent you and assist in the following; negotiation of the offer(s), reviewing the contract, calculating the seller's net sheet, review the home inspection, WDO report, follow up on all repairs, coordinate with the other agent, schedule the closing, submit documents to the closing attorney and review the HUD-1 for a smooth closing. These services can be unbundled to save you money, the choice is yours!

Are there any hidden costs?

There are no hidden costs. You pay us the flat listing fee at the time of listing. At closing, you pay the agent who brought your buyer the compensation you specified in MLS & the listing contract. If you sell your property yourself, without the help of an agent, you do not owe any commission.

Can I place my "For Sale by Owner" sign on the property?

Yes, we recommend that you put your MLS number on your sign so agents will know that your home is already listed. If they have a buyer shopping in that neighborhood, they will look your home up on MLS and schedule an appointment.

How long does it take for the listing to appear on the MLS and Realtor.com?

Once we receive the paperwork from you we will upload your listing into the MLS within 1 business day. Once it is entered, agents will have access to your property information immediately. Realtor.com and all the other public web sites feed directly off the MLS - it usually takes 1-2 days for your listing to appear on all the public web sites.

Will my contact info be displayed on Realtor.com?

No. The NAR (National Association of Realtors) prohibits Realtors from including sellers' contact information on Realtor.com directly because it is publicly accessible. Do not confuse Realtor.com with the local MLS. They are two separate entities. Realtor.com downloads property data from the local Board of Realtors (MLS) and makes that information available to the public on a limited basis. We list the seller as the property contact on the MLS.

Do you publish my listing(s) anywhere else in addition to MLS & Realtor.com?

Yes, your listing will be on Realtor.com and many many more sites that they syndicate to.
